Blockwright

Somewhere on the City of Fayetteville's website sits a catalogue of 23 house designs, free to download, and an eligible owner near the square or Walker Park can pick one, skip the Planning Commission, and build it without hiring an architect. The studio that led the drawings is Blockwright, and you never have to call them either. The designs run from one-bedroom singles of about 500 square feet to four-bedroom dual units over 1,700, three of them with garages and one that is nothing but a two-car garage. They look like the blocks they are meant for, and that was the point: the team chose the square and Walker Park because those streets are old and porch-fronted, then drew from the houses already standing there so a new build would sit alongside its neighbors rather than against them. The plan had been six or so designs by the two principals, Matt Hoffman of this studio and Matthew Petty of Pattern Zones Co. Instead they licensed other architects' work in until roughly a dozen designers had drawings in the book. Hoffman told the Fayetteville Flyer why: “This was never supposed to be the Matt Hoffman show.” The catalogue is Fayetteville's version of an instrument this studio helped originate. Pattern zoning is an opt-in track of pre-approved, code-reviewed plans that stands beside the usual permitting, first built out in Bryan, Texas, and since taken up in Overland Park, Claremore, and, in June 2026, Rogers. The same habit of handing the pencil around showed up in a Razorback Greenway housing workshop the studio ran, where planners from the corridor's cities set 3D-printed transect tiles by hand onto a map of the full 40 miles, under one rule for the opening round: nobody places a tile in their own city. If you have a back lot off Walker Park and a rough idea of the cottage that should go on it, the drawings are already done.
